Villa St. Joseph Senior Housing Redevelopment

Skyline transformed the historic Villa St. Joseph convent into a welcoming, affordable senior community, enhancing comfort, accessibility, and quality of life for its residents.

Skyline revitalized the 66,200 sq. ft. Villa St. Joseph facility, transforming a 3-story convent into a fully modernized affordable housing community for low-income seniors. The renovation converted 60 units into 50 comfortable one-bedroom studio units, incorporating ADA-compliant mobility and communication features, with 18 units dedicated to formerly unhoused seniors. To modernize the facility, the team installed a VRF HVAC system, upgraded the electrical switchgear, and replaced outdated plumbing throughout. Beyond the living spaces, Skyline built a new main entrance, administrative offices, a community room, and shared laundry facilities, while also enhancing the exterior with landscaping, irrigation, a courtyard, a dog park, parking lot improvements, and a new trash enclosure.

Navigating the complexities of an older building, Skyline overcame challenges stemming from inaccurate as-builts that didn’t reflect actual conditions. This required real-time problem-solving, including redesigning metal stud framing layouts and modifying the VRF system in collaboration with engineers and subcontractors. Additionally, supply chain delays threatened the schedule, particularly with switchgear procurement. By proactively redesigning the electrical one-line diagram to reuse existing equipment and implementing an alternative lighting package, Skyline minimized delays and maintained project momentum, ensuring new residents could move in on time.
