This cutting-edge life science facility spans 19,745 sq. ft. and involves the transformation of a dry storage warehouse into a state-of the-art lab space, featuring versatile areas equipped with lab casework, clean dry air, vacuum service, and multiple lab support zones. The project features resilient flooring, open ceilings, well-lit office spaces, a spacious conference room, a comfortable break room, an inviting lobby, thoughtfully designed restrooms, fully engineered MEP, and a Lutron lighting system.
The original use of the building meant the space was relatively empty and had very little existing MEP infrastructure in place, which reduced the typical demolition and rework that would be required in a typical office-to-life-science conversion. In order to support the heavy life science equipment, however, the building required various structural upgrades like installing steel beam systems and modifying column footings to increase load distribution.
Skyline joined the project team early, allowing more opportunity to develop cost-saving solutions. For example, early involvement meant we were able to adjust material specifications and reduce the amount of trenching required for the extensive under-slab plumbing.
