Skyline transformed a six-story office building in Millbrae through a multi-phase effort that included a complete warm shell buildout and base building upgrades for Swift Real Estate Partners, followed by three floors of tenant improvements for SamTrans' new headquarters. Located adjacent to the Millbrae Transit Center, the project brought together extensive infrastructure improvements and thoughtfully designed workplace environments to support the agency's operations and future growth

The three-floor tenant improvement was designed to support the diverse needs of a modern transit agency, featuring conference rooms, collaboration areas, an executive briefing center, and employee amenities including a kitchen, breakroom, and outdoor deck.

Behind the scenes, Skyline completed extensive mechanical and structural upgrades to support the new workplace environment, ncluding expansion of the existing rooftop screen and equipment pad square footage to accommodate two new air handling units, over 30 condensing units, and 15 new split system units all serving the SamTrans TI floors. The result is a headquarters that balances high-performance building systems with functional, employee-focused spaces that foster collaboration, communication, and day-to-day operations.
