Skyline converted an existing warehouse within a 50+ year old building into new office, meeting, lab, and support spaces to accommodate Kobayashi's growth and expanded R&D. The scope included specialized construction for a proprietary R&D lab, supported by early and ongoing preconstruction budgeting that guided design decisions and value engineering while maintaining a competitive GMP with appropriate allowances and contingency. Key lab features included deionized water piping, a dedicated vent hood exhaust system, and custom lab casework coordinated with owner-provided equipment. Despite challenges tied to existing conditions, including underground plumbing issues and aging HVAC equipment requiring repair, the project was delivered with minimal impacts to schedule and budget.
