Skyline Construction delivered a 50,000 sq. ft. San Diego tenant improvement for a large tech client, featuring electronics dry labs, collaborative office space, and critical MEP upgrades to create a high-performance environment.

Spanning 50,000 sq. ft. across an entire floor of a four-level building, this tenant improvement project transformed the space into a coastal and carefree environment that promotes collaboration and flexibility for both office and lab users. The program included open office areas, a micro kitchen, break rooms, restrooms, a series of thoughtfully designed conference rooms for focused meetings, a Tech Talk room, and new dry lab spaces. Significant mechanical, electrical, and plumbing upgrades supported these functional areas. Attention to detail was essential to bring SmithGroup’s architectural vision to life, ensuring the design carried the essence of San Diego throughout the workplace. The design channels its coastal vibe and retro spirit with bold colors, art deco details, and playful touches like surf leash features and skateboard wall art. Conference rooms reflected local landmark themes like ocean seafloor mapping, Balboa Park, and the San Diego Zoo. Distinctive arches at the doorways and hallways reinforced the art deco design and tied the space together visually. The project was executed in a fully occupied building, requiring careful phasing and close coordination with building management and tenants. Safety and daily operations were maintained while delivering a high-impact, visually cohesive workspace.

Alongside its creative design, the project demanded robust technical solutions to support both office and dry lab environment. Mechanical, electrical, and plumbing systems were overhauled with new rooftop air handlers, a main duct loop, upgraded fire protection systems, an air compressor, and a voice notification fire alarm system. Skyline also worked closely with the client’s AV and acoustical vendors, coordinating complex layouts and conducting onsite reviews to align infrastructure with layered finishes. Onsite reviews and adjustments across trades ensured the dry labs and office spaces were fully equipped to perform at a high level while maintaining design integrity. These efforts delivered a space that balances technical performance with the distinctive design vision.
